Our Moment

Lutherville-Timonium sits at the intersection of history, community and opportunity.

With direct access to the Light Rail and proximity to I-83, it is one of the few areas in Baltimore County that qualifies as a true transit-oriented development (TOD) site under state law. That gives it unique potential to reduce traffic, connect residents to jobs and attract investment that grows communities without sprawl.

At the same time, Lutherville-Timonium is a community with deep roots and strong identity. For too long, Lutherville Station has been caught between possibility and fear. Generations of families have built their lives here, and neighbors are rightly proud of its character. Meanwhile, planners recognize it as a prime site for mixed-use development which residents worry will bring congestion, overcrowding and the loss of local character.

The truth is that both concerns are valid. Growth could overwhelm the community—or, if mishandled, stagnation could lock Lutherville-Timonium into decline. There are excellent plans in place that can strike a balance, but we must take action. 

Our Mission

In order to carve a hopeful and equity future for Lutherville-Timonium, we must finalize the impressive collaborative planning work that has already been done to create a small area plan in partnership with community organizations. 

With the Light Rail and interstate access, any plan should be centered on a transit-oriented approach that ensures the community is connected with the entire region while reducing car dependency. This in turn ensures any mixed-use residences and other opportunities can uplift the community without congesting it. 

Our plan will integrate shops, services, green space and small-scale residential options using design standards and limitations that protect the character of the community. This plan will interconnect the vibrant retail, manufacturing and service industry assets driving economic opportunity for the entire Baltimore Region. A top priority of any investment is to guarantee public benefit by revitalizing parks, emphasizing pedestrian safety and supporting schools. 

Lutherville-Timonium does not need to choose between no growth and reckless growth. With collaborative planning and action-oriented leadership, it can become a model of balanced development—a walkable, transit-linked hub that honors the past, serves present needs and creates opportunity for the future.
